All construction in Cherry Hill is subject to approval of an Architectural Control Committee (ACC). Th plans for such construction must be submitted and approved IN ADVANCE of any construction. The lot owner must submit two sets of all plans and specifications. Both sets will be signed by ACC; one will be returned to owner, and one will be retained by ACC. ACC approval must be obtained prior to any changes or addition to the plot plan, architectural design, outbuilding, fencing, pools, decks, gazebos, etc.
Below is a list of minimum requirements for plan. Any plan not meeting these requirements will be returned unapproved.
Requirements for Plan:
A. Plot plan - this plan should indicate the following:
- Actual lot size drawn to scale with dimensions.
- Actual house drawn to scale with dimensions to all lot boundaries.
- Exact locations of all driveways and walks.
- Easements and setbacks from the subdivision plat.
- This subdivision is in the Cross Lake Water Shed. Silting and drainage is a vital part of the Caddo Parish requirements. Please show a site drainage plan and how you will control erosion and silting.
B. Elevations - Submit elevations showing front view of home as well as all side and rear views. As nearly as possible, the elevations should show the "public" views of the structure as it would appear when complete. These elevations should be drawn by a professional service.
C. Floor plan - Professionally drawn floor plan where the main reason is that it meets the required minimum square footage of 2000 square feet and accurately shows the layout of the house.
- Minimum Square Footage - 2000 square feet heated area
- Roof Pitch/Shingles - 8/12 or greater
- Exterior Finishes - Masonry or comparable materials (i.e. stucco, brick, etc.)
- Garage - Enclosed two cars; 8'-0" maximum door height.
- Sidewalks - 3 ft. wide brush finish sidewalk along all street frontages. 4 feet from curb. Variances permitted for circumstances of trees or other encumbrances with prior approval by ACC.
- Landscaping - Front yard must have a minimum of 300 sq. ft. of sod. Must be installed in such a manner as to prevent erosion and silting onto roads and into drains. Additional seeding may be required. Must have a minimum of shrubs along front facade.
- Fencing - A minimum of black vinyl coated chain link or privacy wood fencing. 3 brick columns and wrought iron fence by developer on lots 28 through 37 on the front of lots only.
- Mailbox - Black metal purchased by Corner Collection on Line Ave. Shreveport, LA.
- Colors - Brick, roof and exterior colors must be submitted to and approved by committee. Roof shingles must be black blend or gray blend.
- Setbacks: Front setback unit 1 - 40' Front setback unit 2 - 40' (***unless otherwise noted on plat) Hwy 169 lots front setback - 75' Side setback (all) - 15' Rear setback (all) - 15' Corner lot side setback (street side) - 20' *** These setbacks could change with specific lot circumstances. Verify setbacks according to plat.
- Yard Lights - Each residence must have an architecturally approved front yard light that operates from dusk until dawn.
- Improvements - The committee shall consider the following design standards in making its decision as to any improvement. 1. Validity or concept: The basic idea of the change must be sound and appropriate to its surroundings. 2. Landscape and Environment: The change must not unnecessarily destroy or blight the landscape or environment. 3. Relationship: The proposed improvements must relate harmoniously among themselves and to existing buildings and terrain. 4. Protection of Neighbors: The interests of neighboring owners must be protected by making reasonable provisions for such matters as access, drainage, sound, sight, views, light and air and other aspects of design which may affect neighboring property. 5. Design Compatibility: The proposed change must be compatible with the design characteristics of the applicable Lot, adjoining properties, and the subdivisions settling as to scale, materials, color and construction details. 6. Workmanship: The quality of work must be equal to or better than that of the surrounding lots.
- General construction requirements - 1. During construction the lot owner must prevent (and if it does occur) ensure that any dirt or debris from said lot onto streets and/or affecting adjoining lots is promptly removed. 2. The lot owner is responsible for any damages occurring during construction activities to streets or adjoining properties. 3. Do not permit the collection of dirt from site on streets or to silt into lake. All concrete washout and residues must be disposed of on the building site or at an approved location. 4. Washout shall not be place on adjoining lots, roads or future road locations. 5. Do not allow or dispose of concrete washout, paints, chemical, etc. into gutters or inlet drains that goes directly to the lake. Please advise all subcontractors. 6. Building sites should be kept as neat and clean as reasonable during construction. Contractor and/or lot own r are responsible for all trash disposal and notification of these terms and conditions to subcontractors.
- Cherry Hill Lots 28 through 37 - Driveway culverts must have a bulkhead on each side. Materials may be concrete or brick.
